January Real Estate Market Update 2026

40,000 New Homes Coming to Calgary. What That Really Means for You.

If you follow Calgary real estate closely, you already know the last two years have been anything but calm.

Big migration.

Big policy changes.

Big swings in supply and demand.

Now we’re staring at another headline number: over 40,000 new listings and homes entering the Calgary market.

So what does that actually mean for buyers, sellers, and investors in Calgary?

Let’s break it down.

A Market That Moved Too Fast

In 2024, Calgary saw a surge of people moving to Alberta from across Canada and around the world. We didn’t have enough housing. Prices climbed. Inventory tightened. Competition got intense.

Then came the response.

Government policy, rezoning changes, and development approvals accelerated new housing across the city. Builders moved fast. Investors moved fast. Everyone moved fast.

The result?

Oversupply in certain segments, especially condos and some new builds.

In 2025, Calgary recorded 22,751 sales, down roughly 16 percent from the previous year. At the same time, more than 40,000 listings hit the market, about 10 percent more than the year before.

That’s what an overcorrection looks like.

But here’s what most headlines miss.

This Is Not a Crash

Prices in Calgary are only off by about 2 percent overall. The mid-market range, roughly $500,000 to $1,500,000, has held relatively steady.

What has changed is leverage.

Buyers now have more choice.

Sellers need stronger strategy.

Quality matters more than ever.

In certain condo segments, there are real opportunities right now. In others, there’s risk if you don’t know what you’re looking at.

As a Calgary Realtor who’s been in this business for over 20 years, I can tell you this: markets like this reward experience.

There is a lot of product out there that looks good online but doesn’t hold up under inspection. If you’re buying in Calgary right now, your home inspector matters. Your Realtor matters even more.

The Tide Is Already Shifting

Over the Christmas break, new listings dropped sharply, from nearly 1,000 per week down to about 250. Inventory paused.

Now it’s climbing again.

That tells us two things:

  1. Sellers are watching the data.

  2. The next move is already forming.

If you’re selling a home in Calgary in 2026, pricing and presentation will be everything. Overpricing in a high-supply environment will cost you time and leverage.

If you’re buying Calgary real estate, especially condos or investment properties, this is where strategic moves get made.

The Window Won’t Stay Open Forever

Markets correct. Then they stabilize. Then they move again.

The Calgary real estate market has always been cyclical, but long term, it has rewarded people who make smart decisions during transitional periods.

The next 12 to 24 months will separate:

Reactive sellers from strategic ones.

Emotional buyers from informed investors.

Average Realtors from true Calgary market experts.
